Out on Long Island and in the Hamptons, finished homes often carry a real premium.
That’s not accidental.
Permit timelines in many South Fork towns can stretch for months. Labor is expensive. Holding costs during a build add up. Sophisticated buyers know this — which is why many will pay more for something they can move into, rather than take on construction risk.
So is every “as-is” house a bargain?
Not automatically.
An as-is listing is only an opportunity if you can see the scope before you close: structure, layout, systems, and what it actually costs to deliver the finish you want. Listing photos sell the fantasy. The walkthrough sells the truth.
That’s where my background helps. I’m not only marketing and selling properties — I also work in luxury construction and renovation. When we look at a house together, we’re looking at potential and at the budget required to get there.
A simple framework
- What is the house worth today, as it sits?
- What will it take — time and money — to get it where you want it?
- Does the finished value still work after those costs?
If the math and the vision line up, as-is can be the smarter buy. If they don’t, turnkey may be cheaper in the long run.
If you’re eyeing a property that “needs love,” send it over. No pressure — I’ll help you pressure-test the numbers before you fall in love with the paint color.
